It looks like the club have acquired a large piece of wasteland on Glebe Road

May 16, 2023 at 1:24 pm #262244like i have said for many weeks the deal for glanford park was never going to complete. this is is a good site theoretically and i would be all for the club coming back into town but it is going to take a long time to build anything here. where will we play next season?

In principle this is very welcome news if GP is not being purchased. Be interesting to hear how much it will cost and when he expects the club to move in and use. 12 months? 24 months?
May 16, 2023 at 1:43 pm #262249Cliff – A new ground from start to finish will take 3 years and that’s with a supportive planning office. For a basic, 10,000 seater stadia the cost will be north of £13M in the current climate, many multiples of what Peter Swann will have wanted.
This is a bit of flexing on Hilton’s part.

May 16, 2023 at 1:59 pm #262251Not going to need a 10k seater for quite a few years yet. Start small (5k @ £3m) and keep expanding as we progress through the tiers after consolidation? Not defending or supporting anything I don’t know more detail about yet, just playing devil’s advocate and anticipating what the message might be.

Hilton’s been busy! He appeared on the Iron Army podcast at the beginning of April and he stated that a deal would be done with Peter Swann (that’s after the initial press release from the club confirming a deal had been done). Now, in less than 6 weeks, he’s managed to identify and complete (that’s what acquired means) on two pieces of land. Quite the achievement even if I do say so myself.
I will check the title deeds later.
May 16, 2023 at 2:39 pm #262256A planning application to build 302 houses on the Glebe Road site was rejected last year and a brief perusal of the planning docs makes for interesting reading. Application PA/2021/672.
“There appear to be significant constraints associated with the technical suitability of
the landfill materials and therefore significant re-engineering is required to form a
stable development platform which will not be subject to differential settlement.
The technical and legal feasibility of undertaking these works is unclear at this stage
and further information is required on this aspect along with the potential
environmental impacts of the re-engineering.”So sounds unlikely a significant facility like a stadium could be built there – the Warren Road site to the north has had permission for industrial buildings (2005), so perhaps more positive there?

I seem to remember that Scunthorpe borough council were not very accommodating or helpful at that time, hence an out of town site. But I agree, would have been a better place.

If this comes off it could be a good solution, but we’ve been in this position before with promised new stadiums. Whether it hits the ground as suggested would be another matter, and the costs will be much higher than what Swann surely wants for GP. If Hilton is doing this because he can’t afford GP, then it seems mad. Even an over-inflated price by Swann plus needed upgrades to GP would surely be cheaper than a new stadium on a site which would need environmental remediation?

Is there a live podcast?Matt asked the club that via Twitter days ago, or at least a live twitter feed of the main points, but they don’t seem to have replied, so who knows? Surprised if they don’t update via Twitter as it seems to be their platform of choice.
